Housebuilder Honey’s plans for 63 homes in Kirkby

Housebuilder Honey has submitted plans and exchanged contracts on a four-acre site in Kirkby to deliver a £18.5m, 63 new home development.

The proposed site, which will be called Melrose, is located on Diamond Avenue. Subject to planning, the development will comprise a mix of two-, three- and four-bed homes and feature 13 of Honey’s different house types. Of the 63 homes, six have been allocated as affordable housing.

Sheffield-headquartered Honey says its house types have all been specifically designed to combine style, substance and sustainability for the benefit of buyers.

The proposed development has been allocated within the Ashfield District Council’s existing local plan and is set to form part of its emerging local plan going forward.

If approved by the council, work is anticipated to start at the development this summer, with a showhome opening in spring next year and the first residents expected to move in by summer 2026.

Since being launched in October 2022, Honey has secured 19 sites across Yorkshire and the East Midlands that will deliver 2,349 homes and a combined gross development value of £665m.

The housebuilder is backed by private equity firm Alchemy Partners and its Alchemy Special Opportunities Fund IV which has £937m of fully committed capital.

“There is strong demand for high specification homes in the area which suit the needs of modern living. Our range of homes available at Melrose will satisfy this.

“We are pleased to have exchanged contracts and submitted plans for this development, and now look forward to Ashfield District Council considering our proposed development.”
